WHO WE ARE

Flywheel develops greenfield sites into shovel-ready data center campuses across the two scales the AI economy is creating: hyperscale training infrastructure where the constraint is power and land, and edge inference infrastructure where the constraint is latency to the population. We acquire land, secure utility power, complete entitlements, and deliver a closed package — removing the multi-year development overhang that slows our customers' build cycles.

We work where the constraint is hardest: regions with deep transmission capacity for the campus business, and the metros and exchange-point geographies where edge sites have to live. The discipline is the same in both. The geographies are not.

WHAT WE DO

Pre-positioning the inputs our customers can't move fast enough on themselves.

A modern data center site needs land, power, fiber, zoning, and community alignment — assembled in a specific order, with no broken links. The operator can build the data center in eighteen months. Getting to the starting line takes years. Flywheel does that work.

We develop at two scales.

Hyperscale campuses

Large-format, transmission-fed greenfield sites built for training-scale workloads. We assemble parcels sized for multi-phase, campus-scale buildout, secure the utility commitments and bridge generation strategies that get sites energized within the windows hyperscalers are actually planning to, and deliver fully-entitled packages to single-counterparty buyers.

Edge inference sites

Smaller-format sites in metropolitan and exchange-point geographies, sized and powered for the inference workloads that have to live close to the user. We focus on locations with the fiber density, latency profile, and grid access the next generation of inference platforms requires — a different problem than hyperscale, and one that can't be solved with a hyperscale playbook.

Land

We acquire and assemble parcels that are technically suited to the workload — sized for campus-scale buildout in hyperscale, and sited for proximity and latency in edge.

Power

We secure utility commitments, navigate interconnection processes, and structure power agreements with the timing and capacity our customers need. Where the grid alone can't deliver fast enough, we develop bridge generation strategies to compress the gap.

Entitlements

We work with counties, planning commissions, and regulators to deliver clean zoning, complete environmental review, and the local approvals that turn a parcel into a buildable site.

OUR APPROACH

AI-first site selection. Institutional-grade execution.

Most developers find sites the way developers have always found sites: relationships, drive-bys, and a few brokers' lists. Flywheel was built differently. We screen the entire continental United States with the same tools the hyperscalers themselves are starting to deploy — algorithmic, data-rich, and continuously updated — then bring institutional development discipline to the sites that survive the screen.

AI-first site selection

We start with the data. Every parcel in the markets we cover is scored against the inputs that actually determine whether a site can reach shovel-ready: transmission proximity and capacity, substation headroom, gas pipeline access, fiber routes and exchange-point proximity, environmental and cultural constraints, water availability, zoning posture, and the political topology of the host community. The screen runs at both scales — campus-grade siting and edge-grade siting — using different criteria for each. It refreshes continuously as utilities update queue positions, as counties amend zoning, and as the regulatory ground shifts underneath.

The output is a ranked, defensible pipeline — not a wish list. By the time a Flywheel site reaches a landowner conversation, we already know what it's worth, what it can support, and what stands between it and a customer signature.

Institutional execution

Screening identifies sites. Execution delivers them. Flywheel pairs the screening platform with a development team whose careers were built inside the institutional energy and infrastructure firms that set the standard for this work — the firms that originate, finance, and de-risk gigawatt-scale projects for sovereign wealth funds, infrastructure platforms, and the largest energy buyers in the world.

That experience shows up in the unglamorous work: the option agreements that close, the utility processes that don't get derailed at month nine, the permitting strategies that survive contact with opposition. The screen tells us where to dig. The team makes sure the well comes in.

PIPELINE

Flywheel maintains an active development pipeline of campus-scale and edge sites across multiple US markets, in varying stages from early site control through utility power agreement. Sites are selected for transmission access and scalability at the campus level, and for fiber density and latency profile at the edge — with a credible path to first energization within the windows our customers are actually planning to.
